The Problem

Heat Pump Problems in North York Bungalows and Ravine Homes

Seventy-year-old bungalow ducts meeting a modern heat pump

What you noticeThe new system runs, but the back bedrooms stay cool and the supply registers whistle when the blower ramps up.

Why it happens hereDon Mills homes went up from 1953 on, with ducts and returns sized for a gas furnace. A heat pump moves more air at lower supply temperatures, so tired 1950s ductwork shows its limits fast.

How we fix itA furnace-to-heat-pump conversion starts with a static pressure test and usually one added return, then a cold-climate unit sized by Manual J. On ravine lots the outdoor unit goes outside the protected tree zone.

1. Strip heat running all January A unit sized off square footage instead of a Manual J falls short on the coldest nights, and the backup strips quietly double the hydro bill.
2. Mild-climate equipment Standard heat pumps lose capacity fast below -10C. Cold-climate Mitsubishi, Daikin and Fujitsu models hold full output to -15C and keep running to -30C.
3. Rebate lost on paperwork HER+ and HRSP only pay when the pre-retrofit audit happens before install and the model is listed. Miss the order and the file is gone.

Heat Pump Work from Don Mills to Hoggs Hollow

Heat pumps in North York start with the bungalow. Don Mills and Willowdale have thousands of 1950s and 60s bungalows with original ducts and a furnace in its third decade. That is a clean furnace-to-heat-pump conversion once a static pressure test confirms the ducts can carry the airflow.

Lawrence Park and Hoggs Hollow are a different load. Bigger two-storey homes, ravine exposure, often 4-ton cold-climate sizing by Manual J. Add a basement suite and it gets its own single-zone mini-split. The Willowdale replacement near Mel Lastman Square went in within 48 hours in January.

Don Mills was planned between 1952 and 1965, so most of its ductwork is now 60 to 70 years old. Ravine lots in Hoggs Hollow and York Mills fall under the City's ravine by-law, so we place pads and line sets away from protected trees and slopes.

Housing stock we see most: 1950s-60s bungalows with original ductwork; larger two-storey and ravine homes in Lawrence Park and Hoggs Hollow; many basement suites.

Bungalows, ravine homes and basement suites

Mid-century bungalows. Don Mills, Willowdale, Bayview Village and Downsview have thousands of 1950s and 60s bungalows with original ductwork and a furnace in its third decade. Those ducts usually work with a heat pump after a static pressure test. Many need one added return. Rarely a full rebuild.

Larger two-storey and ravine homes. Lawrence Park, Hoggs Hollow and Armour Heights homes are bigger, with ravine exposure and more glass. Manual J often lands on 4-ton cold-climate sizing. The Lawrence Park job near Blythwood Ravine came out at 3 tons, a full ton under another contractor's guess.

Basement suites. Legal and informal basement apartments are common from Downsview to Bayview Village. They get their own single-zone mini-split on their own breaker so the tenant isn't relying on the main thermostat.

Builder-grade heat pumps from the 2000s. Some Willowdale infill homes came with early heat pumps that are now out of parts. The 2009 unit near Mel Lastman Square was replaced within 48 hours in January by a Fujitsu, half a ton smaller.

Covering the 401 to Steeles

The borough is big and the 401 cuts it in half. Our crews work it daily, coming in off the 401, the DVP and Yonge for jobs in Willowdale, Bayview Village and York Mills, and off Allen Road for Downsview and Armour Heights.

Most streets here have driveways, which makes equipment delivery easy compared to downtown. Ravine lots in Hoggs Hollow and Lawrence Park are the exception: steep grades and long side yards mean we plan the outdoor unit route and line set length on the first visit.

Response times: same-day no-heat dispatch, phone answered 24/7. The Hoggs Hollow call near York Mills Rd and Yonge St came in at 9pm at -22C and had heat back before midnight.

Winters north of the 401

It runs a couple of degrees colder than downtown on a still January night, especially in the ravines. That's exactly the condition where mild-climate heat pumps quit. Cold-climate units sized at Toronto design temperature carry it. Outdoor units go on raised stands above the drift line on open bungalow lots, where wind piles snow against the house.

Ontario Rebate Stack

How much can rebates take off the invoice?

Two programs stack on eligible homes. We book the audits, fill both applications and submit them on your behalf. 40-60% of install cost is commonly offset.

Program 1

Enbridge HER+

up to $7,100

Cold-climate heat pump replacing gas heat. Pre-retrofit audit first.

Program 2

Home Renovation Savings Program

$5,000-$10,000

By efficiency tier and household income. Listed equipment only.

Combined

Stacked total

up to $14,100

Pre-retrofit audit $400-$600, refunded upon install. Post-audit after commissioning.

  1. 1. Pre-audit booked before install day. Skip it and the file is usually dead.
  2. 2. Install a NEEP / NRCan listed cold-climate model, sized by Manual J.
  3. 3. Post-audit + file. We submit HER+ and HRSP for you and track the cheque.

Rebates are "up to" amounts, depend on program terms, audits, equipment listing and household eligibility, and are never guaranteed. Full rebate breakdown.

North York Heat Pump Questions

Will the original ducts in my Don Mills bungalow work with a heat pump?

Usually, after a static pressure test. Don Mills homes date from 1953 on, so many need one added return. A full duct rebuild is rare.

My Lawrence Park house is big. Will one heat pump be enough?

Often yes, with a 4-ton cold-climate unit sized by Manual J. Very large homes or split-level layouts sometimes get two systems. The load calc decides.

Can my basement suite get its own heat and AC?

Yes. A single-zone mini-split on its own breaker and controls, usually installed in one day for $4,500-$7,000.

Do I need a panel upgrade for my bungalow?

Many older bungalows in Willowdale and Don Mills still have 100A service. A heat pump plus an EV charger can outrun it. We check on the first visit and our ESA electrician handles the upgrade.

I back onto a ravine in Hoggs Hollow. Are there rules on where the unit goes?

Yes. The City's Ravine and Natural Feature Protection By-law needs a permit to injure or remove protected trees or change grade in regulated areas. We set the pad and line set outside that zone, which usually keeps the install clear of the permit.

Can you replace a failed heat pump in the middle of winter?

Yes. Emergency winter replacement within 48 hours. The Willowdale replacement near Mel Lastman Square went in within two days in January.

How much is a furnace to heat pump conversion in North York?

Central ducted 3-ton runs $10,000-$16,000 before rebates, and a dual-fuel hybrid $12,000-$20,000. Enbridge HER+ up to $7,100 plus HRSP $5,000-$10,000 can offset 40-60% on eligible homes.
