## Where does a mini-split make sense?

-   **Basement suites.** Cold in January, damp in July, tenant on a space heater. A single head on its own breaker fixes all three.
-   **Additions and sunrooms.** Rooms the original furnace was never sized for.
-   **Laneway suites.** Their own system, their own metering, no tie-in to the main house.
-   **Finished attics and third floors** that run 5 degrees hotter than the rest of the house.

All cold-climate rated. A mild-climate mini-split from a big-box store will heat a basement fine in November and quit on you in February.

## How is it sized?

Manual J on the room or suite, not a BTU-per-square-foot chart. Basements lose heat slower than above-grade rooms, so they often need less than you’d think. Additions with three exterior walls and big windows need more. Oversized heads short-cycle and never get the humidity out. The Trinity Bellwoods suite on this page is 650 sq ft and runs on one head.

## Where does the outdoor unit go on a tight lot?

On a **wall bracket** above the snow line, most of the time. Narrow Toronto lots rarely have room for a pad in the side yard, and brackets keep the unit out of drift and away from the lot line. We check clearances to windows and the neighbour’s side, and Toronto’s noise bylaw, before drilling anything.

## What about the drain?

Every heat pump makes water: condensate in summer, defrost melt in winter. Above-grade heads usually drain by gravity outside. Basement heads often can’t, so we fit a small **condensate pump** that sends it to a floor drain or laundry standpipe. Outside, we keep defrost water from pooling and freezing under the unit.

## Rentals and suites: anything special?

Yes. A **dedicated breaker** and disconnect so the suite system is independent. Controls the tenant can use without touching the main house thermostat. Dry mode set up for summer. We leave a simple one-page handout for the tenant. Landlords tell us the complaint calls stop.

## What does it cost to run?

Much less than baseboard or space heaters, which run at 1:1. A cold-climate mini-split runs near 3:1 in most winter weather. Exact numbers depend on your Toronto Hydro rate plan and the suite’s insulation.
