Condo heat pump replacement in Toronto towers and condo-townhomes. PTAC through-wall units in Yorkville, Harbourfront and King West. VTAC closet units. Wall-mounted Fujitsu heat pumps where the board allows them, and mini-splits for condo-townhomes. We review the Status Certificate, build the board documentation package and submit it to the condo board on your behalf. Approval typically takes 2-4 weeks, and the install happens within 5 days of approval. Per suite: $3,500-$6,500.

## Which condo heat pump options are there?

| Option | Where it fits | Installed per suite |
| --- | --- | --- |
| PTAC (through-wall) | Most Toronto towers, under-window sleeves | $3,500-$6,500 |
| VTAC (vertical closet) | Suites with a mechanical closet | $3,500-$6,500 |
| Wall-mounted heat pump | Where the declaration allows exterior equipment | Quoted per building |
| Condo-townhome mini-split | Own exterior wall, own outdoor space | $5,500-$8,500 |

The building’s declaration decides most of this. Some towers lock you to a PTAC in the existing sleeve. Some allow wall units. A few require a specific make. That’s why the Status Certificate review comes first.

## How does board approval work?

Slow, if the paperwork is thin. We make it complete.

1. **Status Certificate and declaration review.** What the corporation owns, what you own, what the HVAC by-laws say.
2. **Unit spec.** A strata-approved PTAC, VTAC or wall unit that fits the sleeve or closet, matches the electrical circuit and meets the building’s sound limit.
3. **Board package.** Spec sheets, decibel ratings, sleeve or closet drawings, electrical requirements, certificate of insurance ($5M liability, WSIB), install method, schedule and elevator booking.
4. **Submission.** We submit to the property manager and answer the building engineer’s questions directly.

Approval typically lands in 2-4 weeks. Install within 5 days after.

## What happens on install day?

Elevator booked, padding up, drop cloths down. The old PTAC or VTAC comes out of the sleeve or closet, the sleeve gets checked and sealed, the new heat pump unit goes in and gets tested in heat and cool. Most suites are a single visit of a few hours. We haul the old unit and leave the suite clean.

## Why switch to a heat pump PTAC?

Older PTACs in Toronto towers are often 15-20 years old, loud, and heat with electric resistance strips. A heat pump PTAC moves heat instead of making it, so it uses noticeably less power in shoulder seasons, and the sound-suppressed models run quieter. Boards like that combination.

## Can the board run a bulk program?

Yes, and it’s usually the best deal for everyone. One approved spec for every suite, the same sleeve detail, phased installs floor by floor, and a single point of contact for management. The Harbourfront building in our case study approved our package on first submission. Six residents replaced in month one, then the board scheduled a bulk upgrade on the same spec.

## What about condo-townhomes?

If you own an exterior wall and some outdoor space, a

mini-split heat pump

[/mini-split-heat-pump-toronto/ →](/mini-split-heat-pump-toronto/)

is often the best fit: single or multi-zone, cold-climate, outdoor unit on a wall bracket. Board approval still applies, and we handle it the same way. Our go-to wall units are

Fujitsu

[/fujitsu-heat-pump-toronto/ →](/fujitsu-heat-pump-toronto/)

.

## Do rebates apply?

Case by case for high-rise suites. Some program terms exclude them, some don’t, and ownership type matters. Condo-townhomes have a better shot. We check the specifics before quoting. See

The Problem

## What goes wrong with condo heat pumps in Toronto

**1\. Failing PTAC or VTAC units** Wall-sleeve units get loud, leak and lose capacity, and replacement parts are hard to find.

**2\. Board approval friction** Condo boards want sound data, penetration details and insurance paperwork before they say yes.

**3\. Strict building rules** Noise limits, balcony restrictions and Status Certificate terms can stall an install that looked simple.

Transparent Pricing

## How much does condo heat pumps cost in Toronto?

Installed ranges for the GTA, per suite installed. Every quote includes the written Manual J, ESA permit, electrical disconnect, commissioning and rebate paperwork. Exact numbers after the load calc.

**Ontario rebate notice:** Enbridge HER+ up to $7,100 plus HRSP $5,000-$10,000 can offset 40-60% of the invoice on eligible homes. Always "up to", never guaranteed.

Ontario Rebate Stack

## How much can rebates take off the invoice?

Two programs stack on eligible homes. We book the audits, fill both applications and submit them on your behalf. 40-60% of install cost is commonly offset.

Program 1

### Enbridge HER+

up to $7,100

Cold-climate heat pump replacing gas heat. Pre-retrofit audit first.

Program 2

### Home Renovation Savings Program

$5,000-$10,000

By efficiency tier and household income. Listed equipment only.

Combined

### Stacked total

up to $14,100

Pre-retrofit audit $400-$600, refunded upon install. Post-audit after commissioning.

**Condo note:** high-rise suites are eligible case by case. We check your building, ownership and equipment listing before quoting, and never promise a rebate the program will not pay.

1. **1\. Pre-audit** booked before install day. Skip it and the file is usually dead.
2. **2\. Install** a NEEP / NRCan listed cold-climate model, sized by Manual J.
3. **3\. Post-audit + file.** We submit HER+ and HRSP for you and track the cheque.

Rebates are "up to" amounts, depend on program terms, audits, equipment listing and household eligibility, and are never guaranteed.

Can I install a heat pump in my Toronto condo?

Yes, with condo board approval. Options are PTAC through-wall units, VTAC vertical closet units, or wall-mounted mini-splits for condo-townhomes. We prepare the Status Certificate review and board package and submit it for you.

How much does a condo heat pump cost?

PTAC or VTAC replacement runs $3,500-$6,500 per suite installed. Condo-townhome mini-splits run $5,500-$8,500.

How long does board approval take?

Typically 2-4 weeks. Install happens within 5 days of approval. Clean, complete packages approve faster, which is why we build them ourselves.

What goes in the board package?

Unit spec sheets, decibel ratings, wall sleeve or closet drawings, electrical requirements, our certificate of insurance, the install method and a proposed schedule with elevator booking.

Will a new PTAC fit my existing wall sleeve?

Usually. We measure the sleeve and match a unit to it. If the sleeve is damaged or non-standard, we spec a matched sleeve as part of the package.

Is a heat pump PTAC quieter than my old unit?

Generally yes. Newer sound-suppressed heat pump PTACs run noticeably quieter than 15-20 year old units, and we include decibel ratings so you and the board can compare.

Do condo heat pumps qualify for rebates?

Case by case. High-rise suites have extra conditions and some programs exclude them. We check your building, ownership and the equipment listing before quoting.

Can our board replace every suite at once?

Yes. Bulk programs use one approved spec for the whole building and phase installs floor by floor. The Harbourfront 42-unit building moved to a bulk upgrade after the first six suites.
